Understanding Spray Foam Insulation: When to Keep It and When to Remove It
2 Sep 2024
Recently there has been misinformation about spray foam insulation and as industry leaders, we're committed to providing clear, accurate information to help homeowners make informed decisions.
Spray foam insulation is an important and effective method of improving the energy efficiency of our homes and buildings, but as with many construction improvements, installation must be done in accordance with all necessary approvals and relevant permissions.
Spray foam must always be installed in line with the manufacturers’ instructions and be carried out by a registered and professional spray foam installer. Homeowners are sometimes wrongly advised to remove spray foam in order to sell their property, which has given rise to unscrupulous traders gaining information about where spray foam has been installed and targeting the homeowner to have it removed at significant cost.
See below our advice on when to keep, and when to remove spray foam insulation.
When Spray Foam Insulation is Likely Safe to Keep
- When installed by a certified professional following manufacturer guidelines
- Proper documentation and warranties are in place
- No signs of moisture problems or structural issues in the treated areas
- Passes inspection by a qualified surveyor or building professional
When Removal Might be Necessary
- Improper installation leading to moisture problems or structural issues
- Lack of proper documentation, especially if required for property transactions
- Installation by uncertified individuals or using unapproved products
- Failed inspection by a qualified professional
A Note on Mortgages and Property Transactions
If an installation has been carried out correctly, with all accompanying pre-installation checks and post installation documents, there should be no reason for a lender not to provide the necessary finance.
Mortgage lenders will assess each project on its merits and where the installation has been carried out by a registered contractor, with all the information available for the mortgage company to confirm the work meets all necessary standards, this often leads to a positive outcome. However, if the paperwork is not available the homeowner should contact IMA and through our members we will try to provide the relevant paperwork. Even if no paperwork is available then a survey of the property can help to assess whether the foam really needs to be removed.
